San Francisco Apartment Building Short Sales and REOs

We are tracking a large investor group that is having their apartment acquisitions over the last 5 years liquidated or restructured by their bank partners. Approximately 50 of the 250+ buildings held by the group were given back via Deed in Lieu of Foreclosure. Another 12 buildings are currently being marketed for sale via a mutual agreement of the banks and the owners - essentially a formalized short sale process. 6 of these assets have already gone pending. The properties range from Tenderloin difficult properties to a Marina building ideally located one block from vibrant Chestnut Street to a heart of Chinatown property. All of which are essentially fully occupied properties. This is the best opportunity I have seen since starting the business in 1991 to acquire a solid San Francisco asset at a reasonable down payment and cash flow!

San Francisco Apartment Building Deals

The core rental markets in San Francisco have always been great areas in which to own. Due to the softness in certain other markets such as the single family rental home sales market, the buyer demand of small apartment buildings has lessened. Fewer sellers of rental houses are initiating 1031 exchanges and then looking for small apartment buildings to trade in to. If you have the ability to buy in this market, it very well may be the best time to get into the SF rental market. I have seen very nice buildings for prices not seen in a long time. Two such deals in Nob Hill and the Inner Richmond stand out with asking prices in the $260 per square foot range. Prices at $1.6M - $1.9M. And... rents are very healthy! And, and... interest rates are way low! Time to take advantage of the deals out there. Call me to run the numbers and see the opps.

New Condos San Francisco

There are some very good investment opportunities in new San Francisco high rises these days. Rents are up and holding their prices well while sales prices are down especially in the newer communities near the Bay Bridge and the ball park. If you compare annual rents to purchase price (the GRM), that ratio has become significantly better. GRMs unheard of in San Francisco for decades. Call me for some great investor deals with good equity upside in the future.

Great Time for Europeans Buying in the US


This is a wonderful opportunity for Europeans to use the strength of the Euro to buy real estate assets in the US. Many destination cities such as New York, San Francisco, Los Angeles, Chicago, Miami and even Las Vegas are seeing a strong influx of European buyers. If the Dollar is historically low, then when it adjusts back to a normal trading range, these US homes will make very good exchange rate returns. The homes don't even have to go up in value for Europeans to win in this situation. Of course, real estate values will rise over the next few years as we get out of the sub-prime mortgage situation - a key reason why our dollar is so weak now. That double whammy (a true real estate term) will make huge returns for foreign investors. Any Germans, Dutch or Brits reading this?
