Shopping Center Note for Sale Silicon Valley

There are some very good investments available outside of the obvious REO deals. In fact, most of the commercial REO investment properties sell at close to fair market value - some even exceed that price point. We are working closely with some banks to bring the better investments to the table. For various reasons (cash reserve issues, publicity, flooding the market, etc) banks are hesitant to foreclose on their bad commercial loans. The solution is a sale of the note/deed of trust to an investor at a discount. This then allows the investor to foreclose or deed in lieu the real property. One deal that we are reviewing is fully occupied and almost a 10 cap rate for an excellent building. We are also looking for investors to pair with these offerings.

Kohl's Opening 37 stores tomorrow - Mervyn's death yields Kohl's expansion

In 2003 Kohl's - based out of Wisconsin - opened 28 stores in California. A market that any retailer would want to be in. This was made possible by the bankruptcy of KMart. Kohl's bought the leases through the bankruptcy court at a discount and in bulk. Late last year, Kohl's successfully bid on 30+ leases that Mervyn's had at that bankruptcy auction. Now, tomorrow, Kohl's is having a mass grand opening expansion of 37 stores - most in California. This is a good sign that there are still good fundamentals in retail amidst all the retail store closures recently. If you can buy a discounted lease and have decent retail sales of mass market appealing wares, you can be profitable. Kohl's further steps in to the battle with market segment leader Target - who had owned Mervyn's until 2004 when it sold to a private equity partnership. Smart move Target! And perhaps a better move for Kohl's - we shall see...

Single Tenant NNN Family Dollar Store for Sale


Just listed is a Family Dollar store in Akron, Ohio. Amazing pricing on this solid investment property. 9.0% cap rate at a $737,733 list price. Corporate leased store by a company that is doing very well in this current economy. Over 8 years left on the lease. Corporate tenant pays for taxes and insurance. The store had $1,350,000 in sales last year. $52,000 average household income in a 5 mile radius with 240,000 population in that same area. This is a wonderful investment and amazingly priced.

Now - why is it so well priced? There is a lack of 1031 exchange buyers in the market since last year. This typical single tenant net leased investment would have sold to a west coast buyer who was selling his single family rental house with $400,000 in equity. Now that same rental home has $100,000 in equity - not enough to do an exchange and with that same house rented - why sell now? The buyers went away for the low price point NNN deals - and of course that affects the chain going up to the larger shopping center investments.

This is a great opportunity for someone with cash on the sidelines or an investment property in the right location that has not lost it's equity in the last 18 months. This same Family Dollar store will sell at a 7.5 cap rate in a couple years when the market solidifies. Very good deal indeed!

Where to Invest?

Or what to invest in? That was a question just posed to me by a new friend of mine. Big question if you think about it. It all started off by her asking me if I liked Pinkberry frozen yogurt as we were walking through Santana Row. Then the conversation went to the competitors in that marketplace - Red Mango and others. Good or bad for an investor? They are making a volume of sales for sure. Does that make for a good real estate investment? I would say in general no. Starbucks was the industry darling for quite a few years. Everyone wanted a strip center with Starbucks as a tenant. And those single tenant Starbucks and strip centers sold at a premium (lower) cap rate. Now, with Starbucks closing locations, this darling is no longer courted. And owners of these will not be able to sell at the same premium cap rates that they bought. Starbucks was a trend - it didn't seem so at the time - it seemed as if the world economy had shifted to have an endless demand for coffee. Pinkberry is also a trend and trends wane. I'm boring and conservative when it comes to real estate investments - I like unhealthy hamburger and boring drug stores over flash in the pan froyo and grande lattes. And then there is the thing about location...

I just saw a listing in Santa Clara that is perfect for an owner-user. Multi-tenant retail in Santa Clara County is very had to come by. This is a nice deal on Keily and Homestead in a very good area of Santa Clara. Priced at $495 per foot, with 4,758 square feet on a 16,000 sqft lot - this is a nice deal. Rents are low. San Jose Shopping Center for Sale


This is a very well price strip center in San Jose's North Valley. Fully occupied by local tenants (which I believe provides very good stability) and two name brand tenants plus a cell tower. This is a good deal. $3,950,000 at a 6.6% cap rate!!! The land alone at that price is $110 per foot - not bad for long term development.

I have been helping investors either purchase shopping centers or exchange into them. My client base typically has built equity in a rental house or a small apartment building and are interested to ease management and increase cash flow. Multi tenant shopping centers are the best choice to preserve equity, lessen management and provide cash flow with stability. A fully occupied center in a strong market such as the Phoenix metro will cost $2-5M with an approximate 7% cap rate. This tends to be a fully occupied center with local, regional and national tenants. All tenants on NNN leases so the risk of expense fluctuations is borne by the tenants. Management fees are paid in the NNN charges also. This stable and strong situation is coupled with the cost of financing which may be 6.25% or lower for conduit 10 year money, some of which may have a couple years of interest only payments. Internal rates of return may be as high as 12% after tax. With housing growth continued to grow in that market (and many others), this is a great trade or purchase.

Larger Loans - Better Rates

If you need more money, you get better rates. That's not an addage that bankers go by, although, they sure seem to act that way. The lowest margin commercial (read conduit) financing starts at loans above $2,000,000. Margins over the 10 year approaching 120 basis points. The same loan under $1,000,000 and you may be paying margins of 190 or more basis points. Not fair in my book. Something must be said about a larger investment property providing more stability in a market. Especially in a less costly market, where a $3,000,000 shopping center IS significant. Not so in the Bay Area, where the donut shop I patronized today would sell for that amount. My eyes glaze over...

Shopping Center Financing Challenges

It is wise to have a lender take a good look at a retail property before making an offer on it. Even in premier city locations, let's say San Jose, there will be differences in the rates a lender will charge depending on the neighborhood. Is this "red-lining" - no such thing in commercial. Neighborhoods are ranked, A, B, C... and a lender will add costs to the margin depending on its lower grade. This can be shocking once you are in escrow and committed to close the deal. Of course, condition, age, tenant profile, lease terms, and more will also affect the rate a lender is willing to offer. I highly suggest having a lender who is willing to give you quick commitments when shopping for a center. Does anyone wonder why many deals fall apart, especially on high cap rate deals?

Bond Rates Peak + Caps Dropping

This is NOT what we want. Solid asset retail centers have been been getting more expensive since March as an adjustment to the low cost of financing which bottomed out at about 4.5% + whatever spread your local lender is charging. Deals were being financed at 5.75% for 10 year money. So caps went from 7.0 to 6.5 or lower. Now, rates are at a peak and financing is costing 6.1% or more. This wipes out most deals in expensive markets like California. It also makes deals in less expensive areas not as great. Cap rates have to rise to adjust for this. It is also a fact that sellers are less likely to react to this movement as quickly. It reminds me of gas stations and their quick and slow reaction to the cost of fuel.
