Offered at $2,200,000, this is a 4 year old property, fully occupied by a strong restaurant tenant (we love restaurants and dental practices - if you ask why - I'll get in to it) and a small office retail space occupied by Nationwide Insurance. Decent cap rate of 6.75%, with 10 year money at approximately 6.4%. The IRR on this deal is over 10% before tax and 8% after tax. This would make a very good investment property.
