There are attorney groups available in this market that are doing very good work in loan modification. This may be the best solution for those who want to refinance but cannot due to low FICO scores or reduced equity in their homes. In the Cupertino offices of the Silicon Valley Association of Realtors this morning, Sue McAllister, the real estate writer for the San Jose Mercury News spoke to about 75 local Realtors. Her delicate roll in the middle of the real estate game is tricky. As a reporter, she must provide a balanced view of what is going on in the real estate market. Obviously, there are groups, Realtors, renters, home owners, home buyers, lenders, politicians and more who want their "truth" told. What an eye of the storm to live in! What Sue is great at is reading comments on the on-line version of the Mercury News and the associated blog Square Feet. So, if you have any gripes or compliments - post away - I do.

Cash Flow Condos in the Valley?

Is it possible? It sure had not been for a few decades.
Last weekend I took a buyer out to look at 2 bedroom condos - all bank owned REOs - in Alum Rock and Berryessa. Pricing was from $170,000-$200,000. Some were in decent locations, decent condition, very good rental property candidates. After running a simple cash flow scenario - break even was easily achievable with 20% down. This bottom tier of the first time home buyer market has been hardest hit. It will also be the tier that will rebound the best % up. Nice opportunity to make some good appreciation in a year or two.
